Consulate #501 in Makiki Update: New Buyer Incentive!

If you’re looking for a move-in ready condo in Honolulu but can’t or don’t want to pay those exorbitant prices for the fancy ones in Kaka’ako or the newer ones toward Ala Moana, then look no further. As an extra incentive for buyers, the seller will pay for 6 months of buyer’s maintenance fees!Makiki is a favorite neighborhood of many Hawaii residents, both Kama’aina and those who are newly relocated here. Most people are partial to this area because it is conveniently located close to “everything” they would need and want on a daily basis.

Living room with city views

Convenient Location in the Heart of Makiki

Makiki is minutes away from the freeway entrance and exits, Ala Moana and Ward shopping centers (which means restaurants and bars), beaches, parks, the best hospitals, bus stops, the University of Hawaii/private schools (ie. Punahou, Maryknoll), and for most, their jobs. While it is so close to most services and entertainment, you are not directly in the hustle and bustle of the traffic that surrounds those establishments. Also because Makiki is located Mauka or mountainside of the H-1 freeway, you have the extra benefit of great views if you’re lucky.

The Consulate is a boutique condominium in the heart of Makiki, standing out among the other lower buildings that surround it. It is 11 stories high, and most of the residents in these 65 units know each other and celebrate holiday pot lucks together around their pool area. The resident manager is a favorite among them, as he takes great care of the building and is so helpful when needed (I can personally attest to this).

Updated kitchen with plenty of storage

Spacious bedroom

Recently Renovated from Top to Bottom

Unit #501 is looking for a new owner. It has been completely renovated in recent months, from the kitchen to the bathroom to the flooring. For someone who is either busy or not interested in a fixer-upper, this would be the perfect solution. The unit has a new kitchen with lots of cabinet storage and countertop space for your ultimate cooking needs, a new bathroom with added storage, upgraded plumbing and electric and new waterproof luxury vinyl flooring. The concrete walls are great for privacy and sound-proofing, and the entire unit has been freshly repainted. Being a corner/end unit, it is the biggest floor plan with the most windows and lighting. This unit also has an enclosed lanai for added interior living space, but you can still open the sliding doors to let the trades in. There are wonderful treetop and city views (since a low-rise building is in front), and also great mountain views from both bedrooms’ floor to ceiling windows.

What did you replace the hardwood with? What’s MLS number?

Cathy Possedi, R(B)

June 20, 2019

My apologies for the delay in responding, there was a glitch in the system…

MLS # is 201904154

The list price is $458,000 but the seller is offering to pay the first 6 months of the buyer’s maintenance fees up front at closing.

We replaced the hardwood because the flooring in the master bedroom had a little water damage at the seams from when the rain came into the window and was scratched up from a previous dog, and it was scratched and faded from the sun in the area where the lanai was enclosed. This luxury vinyl tile flooring is very durable and waterproof.

Let me know if you’d like to see in person! Mahalo

Roxanne, I don’t understand your question about the common area?
