Ewa Gentry – Terraza, CorteBella, Tiburon, Las Brisas

Ewa By Gentry has done so much for the Ewa Beach community! One of their developments is a cluster of single family homes that consist of the following communities:

Terraza, CorteBella, Tiburon, Las Brisas

Made up of a little more than 600 homes with more than 50% of homes being owner occupants, there is access to ample guest parking, parks, and a pool/recreation center. There are also overnight “visitors parking passes” which have to be obtained from the site manager. All homes are also subject to a maintenance fee, which varies between each home. These maintenance fees cover sewer, water, and the upkeep of the common areas. All homes in each section vary in lot sizes, as small as about 2,400 exterior square feet to about 3,500 square feet.

Here are some clarifications that hopefully help:

CorteBella is the most affordable complex, with prices ranging from about $525,000 – $550,000*. These were built between 2001 and 2002 and consist of 3 bedroom homes. The square footage is the smallest, ranging from about 1,086 – 1,150 square feet. In addition to the 2 car garage, these homes sometimes have a third stall dedicated on the side of their home or allowance to park one car in front of the garage. Air conditioner units are allowed.

Las Brisas has a higher price range of about $590,000 – $650,000*. These homes are a little newer, being built between 2003 and 2004 and also consist of 3 bedroom homes. These homes also have a 2 car garage, with most having a third stall located on the side of the homes. Great features are the central air conditioner system and larger living areas, with floor plans ranging from 1,146 – 1,492 square feet.

Terrazza and Tiburon are the higher priced homes ranging from about $590,000 – $660,000*. These homes have central air conditioning and range between 3 bedroom and 4 bedroom floor plans. Most of the homes here have either a 2 car garage or two separate 1 car garages, with the ability to tandem park in front of your garage, which adds 2 more parking spaces. The interior square footage of Terraza range from about 1,264 – 1,498 square feet and are built between the years 2000 and 2003. Tiburon homes tend to run about the same, except for those few floor plans with 5 bedrooms that can span to about 1,640 interior square footage.

This just scratches the surface of the wonderful features of these homes. Each home that comes up for sale may, of course, be priced higher or lower depending on the condition of the home, parking, and location of each home. There also have been many homes with photovoltaic panels which may be attractive to future homeowners, so be on the lookout on the unique features of each home!
