Adding Equity to Your Hawaii Real Estate Investment with a Home Renovation Under $450k

Buying a home and remodeling it can be a great way to get exactly what you want, and instantly add equity to your investment. Typically, kitchen remodeling will give you one of the highest home remodeling returns, at about 80-100% return on your investment. My home in Pualani Estates was appraised at $346,000 when I purchased it for $325,000 in 2010. It was appraised at $430,000 in November 2012. Not only do I have a house that is now everything I want, but I’ve increased the value of my investment.

After a long search, I finally found an affordable home on a cul-de-sac with stunning panoramic ocean views that I had always dreamed of. It was almost perfect, however, the floor plan just didn’t meet my needs. Having creative vision and seeing the opportunities this home offered, my wheels started turning when I walked through the door for the first time.  

I wanted a home with a larger living room and an open kitchen with an island and better flow. The master bedroom was too small, and I wanted to enjoy the amazing view from under a covered lanai. With a little remodeling, this could become the perfect family home at an affordable price.

Renovating Your Home on a $450K Budget

With an approximate budget of $450,000, my plan was to:

  • Expand the living room 7 feet and add a second 6 ft. sliding door
  • Add a covered lanai and stained concrete slab
  • Expand the master bedroom and add a new 5 foot sliding door onto the lanai
  • New wood flooring
  • Upgrade to new stainless steel appliances
  • Add a kitchen island
  • New quartz countertops
  • Refinish existing cabinets
  • New kitchen backsplash
  • Add an upstairs lanai and sliding door off the bedroom

Great job Kristi, I admire what you did, especially on a small enclosed kitchen space. I was just wondering how much your renovation costs? It seems like the prices to renovate and labor fees are quite expensive in Hawaii. When you say under $450K budget, does that mean you spent approximately $80K to $100K on all your renovations?
