Kauai Home Staging: How To Make Listings Standout

You don’t get a second chance to make a first impression and that holds true no matter if it’s a Seller’s or a Buyer’s market and I’ve got some pretty incredible before and after examples. The house itself was literally a dream property and I really wanted to show how special it is, but the challenge was that it was pretty much unfurnished with very little to work with. Here on Kauai there are no staging companies (like you might have seen on TV shows) but there are some other options.

Walking up to the front door it was evident that this was the first area that needed attention. After consulting the owners, they agreed to power wash the entire home and then had a gorgeous Ipe Wood deck installed. This gave the entryway the “wow factor” needed to set the tone when you entered the home.

You enter into the front room which had minimal amount of furniture to work with. With the addition of some pillows and greenery it turned this into a welcoming room that showcased the lovely views.

The kitchen/dining area with the gorgeous hardwood floors and views was brought to life with some fruit, artwork and flowers.

A comforter, colorful decorative pillows and some flowers brought this master bedroom to life so you are now focused on the views.

With some virtual staging this photo went from “what is this a picture of?” to having a functional purpose.

On the listing I made note that the home had some regular and virtual staging as this is something that you want to be upfront about. Making properties that I list stand out to look their best is a real joy for me and so is hearing the story behind why the Seller bought the property in the first place. Proper staging, good photography and videos help to tell the story on why the property is so special and showcases the listing in the best possible light.
