Azure Ala Moana is the newest condominium project to have started sales in the heart of Honolulu, Oahu. Their central Ala Moana location is wonderful, especially for buyers that choose a high floor, since it will be located behind the 4 story Ala Moana shopping center. The developer Azure Ala Moana, LLC, a subsidiary of ProsPac Holdings Group, LLC, has teamed up with Design Partners Inc., an award-winning architectural firm, and HBA, a well-known interior design firm, to develop a very contemporary and sophisticated high rise. Azure Ala Moana will be 41 stories high, with a few commercial tenants on the ground floor. There will be a total of 408 condo residences, a mix of 1, 2 and 3 bedroom units. There are five different 1-bedroom floor plans that average about 640 sq ft; seven different 2-bedroom, 2-bath floor plans averaging approx 1,000 sq ft; and just one floor plan for the 3 bedroom, 3-bath units just shy of 1,500 sq ft. In addition, there will be 78 rental apartments, mainly studios with a few 1 bedroom units, for those that earn no more than 80% of the median income for Honolulu. This is a requirement for the City’s affordable housing rules.

Sales commenced in early October, and within 4 days, about 60% of the units were already under contract in a first-come, first-sold sales method to owner occupant buyers. On Oct 16th, the developer made all units “unrestricted,” in other words open to investors.
Prices range from the mid $600,000s to high $700,000s for the 1-bedroom units; low $800,000s to about $1,500,000 for the 2-bedroom units; and the uber premium 3-bedroom units are priced between about $2.1M to $2.2M.
