April Home Sales for Big Island's Waimea (Kamuela) Favor Higher Priced Dry Side Homes

Home sales for April were down in numbers with a total of only 7 sales compared to 13 sales for March, but many of the sales were for higher priced dry side homes. These homes are in price ranges that haven’t seen much sales activity in the past few years.

There were two sales in Sandalwood and two sales in Anekona with three of these sales prices in the $800,000s and $900,000s. In the past few years, this has been a price range where there have been virtually no sales in Waimea, even though this is where many of the finer homes of dry side Waimea have been priced for sale.

This Waimea home (MLS# 241114), located on Buster Brown hill, is in escrow listed at $895K after only 144 days on market

There are also two homes in the heart of Waimea in escrow at this time that are both listed in the high $800,000s. When these close, it will bring us to a total of 7 sales in the $800,000 to $900,000 range in Waimea this year. This is great news for sellers in this range, but also for buyers as it will now give some much needed comps for buyers seeking a loan on purchasing a home in this price range.

At this time, there are 76 homes for sale in Waimea, but out of all these homes, there are only 4 available in the $800,000 to $900,000 range in dry side Waimea as many have been taken off the market in the past.

In years past, this has been a popular area for buyers as it has some of Waimea’s most scenic homes with views and in town living. It looks like some buyers have decided that now is a good time take advantage of lowered prices on some of Waimea’s finest homes.
