Applications Due this Friday for New Release at Ho’oluana at Kohea Loa

If you are a Kauai resident longing for more options in new construction, today could be your lucky day! Developer DR Horton announced their latest release of new construction pre-sales in the Hanamaulu neighborhood Ho’oluana at Kehea Loa. To qualify for the “lottery,” you must be able to prove your Kauai residency with a Hawaii Identification and tax returns from at least the prior year with Kauai as your residence.

Applications are due on Friday, February 9th by 4 pm. The lottery will be held on Saturday, February 10th at 12 pm.

How to Find Out if You Qualify

So far in Ho’oluana at Kohea Loa, there have been 18 homes reserved by home buyers, and there are 2 available single-side duplexes for purchase. Prices have ranged from $467,000 to $610,000. The actively listed duplex homes are set aside as “affordable housing.” Per Kauai County Guidelines, designated affordable duplex homes at Ho’oluana are to only be sold to Kauai County residents who income qualify at or below 140% of Kauai Median Household Income. Visit Kauai.gov/housing for current income charts. Buyback restrictions will be recorded as part of the deed and encumber the affordable unit for a period of 20 years. Applicants must be owner-occupants at all times during the buy-back restriction period.

The upcoming lottery for homes is slightly different and does not have the income restrictions that encumber the duplexes. Per County guidelines, homes are to only be sold to Kauai County residents for the first six months of release by lottery. Priority is given to Kauai residents who do not own property anywhere in the United States.
