With a nearly endless supply of oceanfront opportunities, the Big Island offers some of the most desirable waterfront homes for sale. Hawaii is a true destination for visitors and potential new home buyers alike.
Whether you envision yourself living in an oceanfront home, or a home with a golf course view, or a home showcasing the three sisters (Mauna Loa, Mauna Kea, and Hualalai), you’ll find every type of property available here. Big Island homes for sale usually cannot be put into one single category.
Having a home that is almost oceanfront is one of the most spectacular features of the Big Island. You get to wake up to the birds chirping, endless views of the blue ocean, and even see whales breaching. Yes, it’s whale season and you can already see them in packs!
Old Mamahlaoha Hwy – Almost Oceanfront/Oceancliff
This home was built in 1936 and has been fully renovated. No detail has been left behind as the seller enjoys spending time renovating and especially working on the surrounding landscape. The yard features a variety of trees including two types of bananas, mango, avocado, papaya, lemon, coconut, and so much more. You can live off the fruit which the land produces.
The home was originally a plantation home and has a rich history and a certain charm to its character.
What is a setback and what is a shoreline setback?
When I show this property and point out the property lines, many people get confused. When you look at the map of the home, it looks like there is a property in front of it, which makes you think you could have your ocean view could be blocked by future development.
Fortunately, your view will not ever be blocked by another home. You first have to understand Big Island oceanfront setbacks and standard setbacks.
For this parcel, the standard setback is 20 feet for both front and back yards, and 10 feet for your side yards.
For oceanfront properties, there is an additional law stating, “The shoreline setback line shall be established 40 feet inland from the certified shoreline.” This means that the front area cannot be built upon – the setback for this particular property is 40-feet plus another 20-feet (in front of the home) due to the additional Big Island oceanfront setbacks.
With this home being almost ocean cliff/oceanfront, you get to enjoy the perks of the ocean views without the liability of the cliff or erosion. This Big Island ocean cliff home is a must-see-in-person to appreciate all the details and the view!
If you would like to see the home, I’d be honored to set up a showing. You can also see the home by viewing the professional video or video walkthrough. Let me know if you have any questions about this wonderful property or other properties on the Big Island of Hawaii.
With aloha,

I think I would love the property, but really need to know the price … This is always a factor that any realtor should know is the first thing a prospective client will ask for …. and is always missing from the initial listing offering. So, ???? What does it cost?????
