As part of the sale of your home, there are certain property disclosures the State of Hawaii requires you to provide to prospective buyers. Hi, I’m Fawn Bertram with Homes by Fawn and Hawaii Life Real Estate. If there’s one thing you take away from this video, let it be this. Filling out the real property sellers disclosure accurately and truthfully is serious legal business.

In Hawaii, Sellers are required to provide prospective buyers with the 101-question property disclosure statement.  Also, if a home was built prior to 1978, a lead-based paint disclosure will need to be submitted.

Providing these disclosures creates legal obligations on the seller, so you may want to consult an attorney before completing these reports. Not only are all these disclosures required, but it’s also essential that you not knowingly provide false or inaccurate information. You may be held responsible for any latent or hidden undisclosed defects in the property which are known to you but are not disclosed.
