A Closer Look at 8 of the Most Notable Listings from Hawaii’s Luxury Market Report

Hawai’i Life recently released our 2021 Hawai’i Luxury Market Report, featuring real estate market data, commentary on what’s driving Hawaii’s unprecedented triple digit growth, and listings defined by privacy, luxury amenities, and oceanfront assets. Among the properties were a tropical, upcountry retreat center designed by an award-winning architectural conservator, custom homes in exclusive communities, and several breathtaking coastal properties.

In this post, we’ll highlight a few of the most notable listings of 2021’s first three quarters from Hawai’i Life’s Luxury Market Report. Let’s take a closer look at some of the listings that have characterized the record-breaking volume and velocity of the state of Hawaii’s luxury real estate market.

O’ahu Notable Listings

The younger demographic seeking residence on O’ahu have made it clear that low maintenance and luxury amenities are a top priority for buyers. As a result, the island’s luxury condo market is experiencing a significant surge.

3895 Poka Street, Honolulu (Listed at $4.69M, Sale pending)

This modern, 6-bedroom Diamond Head residence is conveniently situated just blocks from the beach. The elegant home underwent remodeling in 2016 and 2021, all while preserving the graciousness of old Hawai’i. Featuring lush grounds filled with native Hawaiian plants, this Honolulu oasis boasts meticulous design elements like  sustainable Indonesian palm wood floors and Hawaiian coral walls.

270 Makaweli Place, Honolulu ($4.2M)

This stylish, mid-century modern home is perfectly positioned on a gentle slope in one of Honolulu’s most popular neighborhoods. Designed with white coral walls and rich wood interiors, the floorplan flows seamlessly to a thoughtfully landscaped outdoor space. This exceptional residence boasts an open lanai offering expansive views of the sunset, ocean, and Diamond Head.

Hawai’i Island Notable Listings

With 24 total sales at or over the $10 million mark in the first three quarters of this year alone, Hawai’i Island easily took the lead in the state’s ultra-luxury market. Although the market’s velocity is depleting inventory on the island, lots of raw land and newly developed communities are filling in the gaps as creative buyers flock to the Big Island.

62-3459 Kuhina Pl, Mauna Kea Resort (Sold for $2.5M)

Just past the waterfall entry, custom Mahogany doors open to this private, single-level home, surrounded by over 50 palm trees. Style prevails in this lavish residence designed by famed architect Lucky Bennet, while ocean and mountain vistas enhance island living.

81-487 Piialii Wy, Hokuli’a ($4.29M)

A superbly detailed, custom dream, this residence is located in the exclusive Club at Hokuli‘a Residences. Featuring multiple guest suites and expansive ocean views, the home’s exceptional craftsmanship perfectly fuses indoor conveniences with the beauty of outdoor living.

Maui Notable Listings

Maui’s high-end luxury real estate market saw outstanding growth in 2021. Considering that the island’s seclusion, habitability, and 30 miles of coastline produce some of the best oceanfront estates and jungle escapes across Hawai’i, more remarkable trades can be expected in the future.

Lumeria, Upcountry Maui

This tropical, upcountry retreat center is nestled between Paia’s tranquil beaches and Maui’s majestic mountains. Designed by renowned architectural conservator, Xorin Balbes, the center offers 24 guest rooms, a restaurant, and a wellness center all in a setting that pays homage to the elegance and charm of old Hawai’i.

4955 Makena Rd, #F-302, Kihei (Listed at $3.49M)

This bright, spacious penthouse is tucked away in a lush gated community, surrounded by multi-million dollar South Maui estates. With over 2,700 sq. ft. of interior living space, the luxury apartment offers full communal amenities and is conveniently situated across the street from some of the island’s best dive and snorkeling spots.

Kaua’i Notable Listings

Private estates situated among vibrant green landscapes attracted high net worth individuals to Kaua’i in 2021. And as the Garden Isle continues to produce some of the most high-profile listings across the island chain, all-cash deals, multiple bidders, and buyers pushing for quick closings are increasingly common.

2884-A Kauapea Rd, Kilauea (Sold for $3.82M)

Perched up on a remote bluff, Hale Nanea is a 34-acre hideaway on Kaui’s coveted North Shore. This exceptional property is zoned for 2 full-sized homes, as well as the existing guest cottage, which is a permitted vacation rental. With ample development potential and views of Mt. Makana and the Pacific, it’s no wonder this listing didn’t stay on the market long.

4201 Anini Vista Dr #C, Kilauea (Sold for $8M)

Stunning wood craftsmanship paired with open architecture lend a resort style to this opulent island estate. Located on the bluffs of Anini Vista, one of the most desirable locations on Kauai’s North Shore, this listing clearly earned its place among 2021’s most Notable Listings. The private gated home features 4 bedrooms and 4.5 bathrooms inside and an Infinity-edge, in-ground pool and spa surrounded by a mature tropical landscape outside.

The Takeaway

Maui must have gotten a lot smaller. 30 miles of coastline would cover from La Perouse to Maalaea. What happened to the rest of the island ?
