1. Low Maintenance Fees
Kapalua Bay Villas is a self-managed development. The HOA is incorporated. It directly hires the property managers, handymen, landscapers. etc. As a result, the maintenance fees have been quite stable for almost a decade. The maintenance fees are based on the square footage of the unit. As an example, for a 1bd/1ba unit they are approximately $970.
2. Year-Round Maintenance Program
As with all the oceanfront developments, the exposure to the salty air and the trade winds reduces the life span of the buildings and construction materials. At Kapalua Bay Villas, a crew of very talented workmen evaluates each and every building for water intrusion and dry rot and makes the necessary repairs. It takes approximately 3 years to complete all the buildings. Then they start all over again.
3. Gated Development
Owners and guests may access the development via two gates that are electronically operated. Video cameras are installed by all the gates, as well as by the large parking area by the HOA office. Additionally, Kapalua Security drives around at night, to make sure that everything is as peaceful as it is meant to be.
There is no assigned parking. Parking is available along the road that allows access to the buildings, or in a larger parking area, strategically located to ensure ease of access. One is allowed to park their car long term, in a spot designated by the manager.
5. Private Water
Kapalua Water Company provides the water for this development. The cost of the water is included in the maintenance fees.
6. Fast Cable Internet
If you work from home, home school, or like to stream movies, Spectrum Cable offers high-speed internet services. The HOA has negotiated excellent terms of such services and the cost is also included in the maintenance fee.
