43 years ago, a young couple, an Engineer and an Artist, left the San Francisco bay to sail across the Pacific ocean, anchored their sailboat in Kealakekua Bay and recognized the fertile land in their view as the place they would plant their seeds and root their dreams. It would take several years to find the property they wanted but find it they did, and they proceeded to develop the special land very consciously, with quality and intention.

The first building constructed was the 1730 sf shop. From here, they built their home. Both shared a great love for Hawai’i’s culture and music. The Audio Engineer, who worked for the National Center for Atmospheric Research (in Boulder, CO), later recreated half the shop to be a world-class recording studio. The studio was sonically designed for recording acoustic instruments, and the main room (20×24 feet) has a ‘live’ end and a ‘quiet’ end, and a small central hardwood floor with removable carpet for tuning the room to the specific instrument or instruments. Slack key just sings in the room. There is also an isolated drum/vocal room (10×14 feet). The control room is 12×14 feet. The recording studio is air-conditioned with acoustic insulation tiles on the ceiling. All rooms are double walled and double doored. Grass Shack Records has produced quality sound recordings for many local musicians. This is an ideal space for anyone sheltering in place and producing online video content or a musician wanting a recording studio!

To be clear, there are 2 listings. It’s 2 CPRs, on 5.2 acres with 2 homes being offered together for $2,048,000 MLS 635338 or just the Koa Hale CPR on 3.9 acres MLS 635459 which includes the recording studio/shop (perhaps the second house you are referring to – it is not set up as a dwelling), gazebo, 4 car carport, tractor shed, outdoor shower, orchard and more for $1,388,000. If the Koa Hale sells by itself, then I’ll put the Mermaid Temple on the market.

Let me know if the Koa Hale sells by itself. I lived close by for many years and would like a pied a terre in Hawaii . I live in san Francisco . Location is good for me.
