As well as taking the property’s CMA into account, my approach is to spend time at the property, compare recent sales and active listings in the area, and determine specific key features that add substantial value to the property.

In Hawaii, with our ideal year-round weather, spacious outdoor living and entertaining spaces (including kitchens, outdoor shower gardens, and poolside pavilions) are much in demand, leading to higher home price tags. Mature tropical landscaping, water features, lava rock walls, and custom gated entrances all contribute to calculating a fair price for your home. Size, of course, also matters as after all, more really does equate to more when it comes to real estate.
