Waikoloa Colony Villas – No Barbecue Makes a Deal Go Up in Smoke
I was recently showing properties to clients from Alaska. They’ve been coming to the Big Island for years to escape from the cold and enjoy our warm winter. With such drastic price reductions, they felt this year was the opportunity to buy.
Avid joggers, they were out of the door by 5:30 a.m. every morning, ready to explore a new neighborhood. By the time we were meeting for appointments, they could tell me which neighborhoods they liked and why. They were able to feel every complex and could tell which one was too dense or very private, or which amenity centers they liked best. After a few days, their mind was set with Waikoloa Colony Villas.
What turned them on was definitely the privacy of owning a townhouse, nobody above or below you. We were about to find the right unit with all the features they were dreaming about. Another quick walk through of the kitchen while my client explained how much he liked to cook and raved about his most recent cooking experience with a big fish caught on a fishing trip in Alaska. Cooking is great, but barbecuing outdoor is even better!
Barbecuing? Glad you asked—based on the house rules of the Waikoloa Colony Villas, I had to tell them that they won’t be able to barbecue on their sweet lanai, they will have to use one of the designated BBQ areas, or go to the recreation center. This was not what these buyers wanted to hear; finally, their Hawaiian dream comes true, but not being able to barbecue off their lanai was just like getting a steak well done when you asked for rare.
Conclusion. Before you buy a property, know what the CC&R’s say, and find out about how the Homeowners Association operates. This would be one of the best reasons to make sure your Realtor is a knowledgeable and experienced agent.

Wow, Catherine, I’m surprised that Waikoloa Colony Villas would have such a strict requirement against bbqs on the lanai! I can’t blame your clients for being turned off by that at all. I wonder if that’s one of the reasons Hali’i Kai is so popular? Newer project, just down the road, closer to the ocean and with BBQs on the lanai! Huh. Go figure.

I agree with the turn off about the BBQ restrictions. People comming here on vacation are here to have fun. Who wants to drag your entire kitchen down to a public BBQ area to prepare your meal.

Different strokes for different folks. I have represented buyers that wouldn’t buy into a condo where neighbors can BBQ on their lanais as they dont like the smoke and odors. Truth be told most of my vacation condo buyers aren’t interested in cooking at all and with all the great restaurants they are happy to do their eating out.I’ll have to keep the Colony Villas in mind.

Catherine, Grills are generally gas and BBQ is open fire which of course is a safety issue so I don’t see why folks can’t put a grill out for those reasons but those are the rules of the CC&R’s so they must be adhered to, but I agree with Eric, most folks I find, don’t care to cook much when on vacation. Maybe the folks that spend 6 months at a time here and divide their time that way, they might want that and I too have come across that issue and that is why many folks want to look at and buy at the Beach Villas in Waikoloa Beach Resort instead of lets say the Fairway Villas which also has a designated area for grilling. The same applies to people who want a “fabulous” kitchen equipped with everything and they don’t even cook.

I have to agree with all of you…I prefer to “grill” in my own unit and don’t want to visit other people just to cook dinner…and let’s not forget there are lots of people who actually live in the resorts…such as myself, and the thought of dressing to go turn the fish does not appeal. It’s interesting that this Stanford Carr development does not have “grills” and the Fairways and Kulalani which are the more recent versions of the same complex in Mauna Lani do allow them. Shop wisely if grilling is your thing; and yes Katie, there are actually many other complexes within the Waikoloa Beach Resort that allow grills on the lanais including Halii Kai.
