Waikii Ranch – Lots or Homes For Sale?

I have had multiple calls in the past couple of weeks asking if there are any Waikii Ranch lots for sale. The answer is that there are no active listings of vacant lots, and there is only one active residential listing!

Waikii Ranch subdivision lots are 10-, 20- or 40-acres in size; many of them coastline and ocean views.

Waikii Ranch Vacant Land Sales on Strong, Possibly Record Pace

Currently there are two lots in escrow, and ten vacant lots already sold so far in 2020. That compares with 5 lots sold in 2019 and 8 lots in 2018. Prices have crept up for the 10- and 20-acre parcels over the past few years from a median in the mid-$200,000s to the mid-$300,000s. The few 40-acre lots have been commanding a premium. One that sold before release to market for $575,000 this year is typical of recent sales. In 2013, I represented the Seller of this same parcel; it sold at that time for $332,500.

I recently toured the one residential listing at Waikii Ranch with some buyers who had wanted to look at vacant lots, only to find none available when they finally arrived on island. We decided to see whether the current Waikii Ranch home for sale could work for them. They still have their heart set on building their dream home, but I found a lot to like in this listing and am surprised it has not yet found its buyer.

What I like about this home:

• Great location on the south rim of Waikii Ranch with ocean and coastline views
• Set well back from the road, with paddocks in place for horses or other livestock
• Although many buyers today prefer single-story homes, this two-story has the layout we see in many resort homes with main living areas on the second floor to capture the panoramic views.
• Although most buyers would want to do some updating, the floorplan and finishes in this home are classic.
