Waiki’i Ranch Has January Sale After Slow 2011 (Waiki’i Ranch Update)

Sales at Waiki’i Ranch in 2011 were extremely slow with just two lots sold and only one house sale for the entire year. All three of these sales were at prices that were quite a bit under sale prices in recent years.
This year is starting off at a nice pace with one lot sale in January at a sales price that was about double the average sales price of lots in 2011.
Here is a look at the sales for 2011:
As you can see, both lot sales were in the sub $200,000 range – for 10 acre lots. The January sale this year came in at a sales price of $330,000.

And it looks good for Waiki’i to have another lot sale soon, as one lot recently went into escrow. However, this lot’s sale price will be more in line with the 2011 sales prices as it was listed at $195,000.

Pat, thank you so much for the concise summary. As the listing agent for the lot that sold in January as well as for the one currently in escrow, I keep getting asked “Why was it worth so much more?” Of course, these judgments are subjective but that particular lot was very level, had great ocean views, and the surrounding homes had been built so no uncertainty about how other homes would affect one’s privacy or views.
Hope this portends an active 2012 for Waikii!

@ Beth – Waiki’i just got some much needed rain so it’s looking much better for that so far this year. It really is amazing to think about the variety of lots in Waiki’i – from the bottom of the ranch up to the top part is an elevation change of 1500 feet and that makes a bit of a climate difference. When I’ve shown lots in Waiki’i I’ve had buyers that wanted a lot with rocks on it – gave it character..and I’ve had buyers that didn’t want a single rock as they were going to have horses and felt rocks were a safety concern. I’m sure you have encountered much the same in showing lots at Waiki’i. Luckily it’s a BIG ranch with lots of lots for everyone!
