Vacant land parcels outside of gated communities, with no design guidelines or CC&Rs, would be one of the hardest kinds of real estate to find in North Kohala. I have just listed a 13-acre ocean view parcel, rich in history and agricultural potential, that is free from those restrictions.
A Bit About the Halawa – Kapanaia Area of North Kohala
Letʻs start with an orientation to the location of this 13+ acre vacant land parcel. If an ocean view is one of your criteria, the ocean you see here is to the north, with Maui at the left side of your horizon view. That means you do not have “ball drop” sunsets — but in compensation, you will also sometimes have spectacular sunrise colors.
As mentioned in the listing, the mauka (south) boundary of this land is the Halawa Cemetery, which is also where the Countyʻs paved road ends. You would have a short stretch of unpaved road before arriving at your private entrance gate. The makai (north) boundary of the lot has an easement across it to the large parcels on the other side of Halawa Gulch. However that large acreage (currently in escrow) has great access directly from Akoni Pule Highway, so no need for them to use the easement off an unpaved road the long way around.
Best of all…the shoreline parcels to the ocean side of this lot are in corridor being protected for public open space, and you have the ability already to walk the shoreline for miles in both directions, as well as to get into the water at Kapanaia Bay.
Agricultural Land Suitable for Farming or Horses and a Sustainable Lifestyle
For those seeking a more sustainable, self-sufficient lifestyle, this parcel fits the criteria. Most of the neighbors chose to use photovoltaic systems for their electric needs, although the HELCO line ends right at the cemetery. The sellers obtained a County water meter, but rainfall in the area is also suitable for catchment.
The property line extends into Halawa Gulch, which is accessible at the top end of the property…and gulches are where intensive agriculture took place in pre-haole (“pre-contact”) times. Without mowing, farming or grazing, the parcel will grow dense but not necessarily desirable shrubs in its super fertile soil. Once grubbed, it would be suitable for farming, an equestrian estate, or simply a private homestead with extensive gardens. Neighboring properties illustrate all of these possibilities.
Asking price is $899,900…best to contact me if you would like to see it and understand its boundaries and possibilities.

It has appeal for my agricultural and aquaculture requirements , but need more information on availability of water , via well or adjacent stream besides rain catchment ! is there access to ocean water ? I was looking for 20 acres for my production needs but the
$ 899,900 price = ( $ 69,223.00 / acre plus taxes Unknown ) is not for normal agricultural crops . At least there are no CC&R’s !! What terms is the owner requiring.
If you have any additional photos of the surrounding properties ,it would be most helpful .
Look forward to your reply , Ronald Pecoff
