Another residential tower in Honolulu, ‘Ohana Hale, launched sales. ‘Ohana Hale will be located at 929 Pumehana St, a side street just south of King St. and one block west of McCully. A central location in the heart of McCully/Moiliili with a short commute to Waikiki, downtown Honolulu, Manoa (home of The University of Hawaii), and Ala Moana Center.

Similar to The Central Ala Moana and other new buildings, ‘Ohana Hale will offer 60% Affordable. The building’s website describes the project as “the choice for town living at a price tag that can’t be beat.”
The developer is Pumehana Hui L.P., a subsidiary of Coastal Rim Properties, Inc. CRP also built The Block 803 Waimanu in Kakaako and is building the Kulana Hale in Kapolei.
‘Ohana Hale is expected to be completed in early 2021 and will offer 180 total residences. Residences are divided into 108 Affordable and 72 Market. Included in these numbers are 9 ADA Designated Units and 4 Sensory Impaired Designated Units, split between Affordable and Market. The building offers 91 Studios, 74 one-bedroom units and 15 two-bedroom units.
The building will have 189 parking stalls but limited amenities as compared to other new towers in Kakaako. It will, however, have a small recreation area, a roof deck, be pet-friendly and maintenance fees are set at just $0.50 per square foot.

All kitchens will include soft close cabinets, Carrara marble countertops, a GE full-size refrigerator, a GE oven, electric cooktop and microwave, a GE dishwasher, a garbage disposal, and Bosch washer and dryer. Affordable appliances will be white, Market will be stainless.
All of the residences sit on top of 8 floors of parking, so they should all have decent views.
All of the 91 studios (316-419 sqft) will be offered as Affordable with prices starting at $286,681. Just 15 of the 74 one-bedroom residences (483-505 sqft) are Affordable with prices starting at $491,077. All of the 15 two-bedroom residences (761-784 sqft) are being sold as Market price.

Please note, applications for one of the Affordable residences are due by Saturday, December 22, 2018, and must be delivered in person. The Affordable lottery is anticipated to occur in mid-January 2019. If you are selected, an initial deposit of $500 and 30 days later, a down payment of 5% is required.
The pricing for the Market residences ranges from $553,000 for a one-bedroom (483 sqft) to $835,900 for the top floor two-bedroom (residence F, 784 sqft). Market purchases are “first come, first served”, and require a pre-approval letter and an initial deposit of $500. 30 days later, a down payment of 10% is required.
