With limited re-sale housing inventory on the west side of the Big Island of Hawaii, some buyers are considering building new. But with a small vacant land inventory, a long permitting process, the difficulty of securing a quality contractor and soaring material costs…you should consider buying one of these two new listings that are only a year old.
North Side of Kailua-Kona
Located in the gated community of Kona Hills Estates, you’ll find a neighborhood of one-acre parcels with ocean and coastline views. The subdivision, on the north edge of Kailua-Kona, is within what we call the 10/10/10: Ten minutes to the airport, ten minutes to Costco and ten minutes to downtown. It’s also relatively close to some of the best beaches on the island, including the Manini’owali section of Kekaha Kai State Park (aka Kua Bay). The elevation above sea level is approximately 1,200 feet, so the temperatures are a bit cooler (about 4 to 5 degrees on average) and you receive a bit more rain than the lower elevations.

They also include a concrete tile roof (required in Kona Hills Estates), large windows (for abundant light and air flow), 9′ ceilings (with some rooms vaulted), solar hot water, a dedicated laundry room, painted & natural wood trim work, quartz and quartzite countertops, engineered wood flooring and custom wall and floor tile in the bathrooms.
Because these homes are only a year old, they are not only in great shape, but the finishes and style of the improvements are current. So, no remodeling or updating is needed!
Ready to Go
Building a custom home, in any market, takes time and energy. And if you’ve never tackled new construction or a significant remodel on the mainland, I don’t advise learning how to do it in Hawai’i. Avoid the hassle and stress of building, and move in immediately to one of these beautiful homes in Kona Hills Estates in Kailua Kona.
