What Can You Buy on Maui For Under $125,000?

Let’s face it, not much is available in Maui County (this includes Maui, Moloka’i, and Lana’i) for less than $125,000. Fortunately, there are condominium choices to be had, however limited they may be. As of 11/21/2016, the Multiple Listing Services (MLS) showed a total of 17 condos available county-wide. Of those 17, 9 are on the island of Moloka’i, 6 are in Kahului (Maui), and only 2 are on the West Side of Maui.

West is Best

Being the West Side girl I currently am (that status could be changing if you’ve read my other blogs), I’d like to focus on those chosen two. Both units are located at the Napili Ridge condominium, both feature remodeled interiors, and both are leasehold units.

Where they differ is unit #I-6 is a studio and is priced at $99,000 (this property is not listed with Hawai’i Life, but I can represent you as the Buyer), is located in the I building, and is located on the ground floor.

I recently listed a 1 bed, 1 bath remodeled and furnished unit, located in the H building, and listed for $124,900. This unit is also located on the ground floor.

Napili Ridge H-3, Napili (MLS# 371599)

There have been six 1 bed/1 bath unit sales since January 1, 2016 according to the MLS. Sales prices range from the lowest at $66,000 to the highest at $115,000 (I represented the Buyer in this transaction and it is the property’s most recent sale). All sales under $100,000 represented units without updates to their interiors and includes units located either on the ground or 2nd floor of the complex.

Why Napili Ridge?

Built in 1971, this complex is located next to two award-winning beaches. Napili Bay and Kapalua Bay offer sandy beaches and clear blue Pacific Ocean waters excellent for any sea activity you prefer. There are also local favorite restaurants close by, such as: The Gazebo, Sea House Restaurant, and Merriman’s (malasadas to die for). Prices are on the rise for Napili Ridge.

You may never feel the desire to visit Ka’anapali or Lahaina, although both are just a short drive away. Napili Ridge also offers a sparkling blue swimming pool and private BBQ area in addition to an onsite laundry facility and property manager for guests and owners alike. At this time, vacation rentals are allowed (these are stays of less than 6 months), making this a flexible choice for Buyers.
