Maui County has some really low property tax rates, even compared to other islands in Hawaii. Here’s a list of the classifications and the rates (per $1000) for 2017/2018. Keep in mind that these tax classes are different from zoning. Commercialized Residential is the newest class and it refers to properties that have a permit to operate a transient vacation rental (TVR) or B&B.

Homeowner rate is the most attractive, and if you are the owner/occupant you can qualify by applying before December 31 of any year. By filing your income taxes in Hawaii, and living in your own home, you get a break on the property taxes to help make it easier to live here. Not only is the rate low, you get to deduct $200,000 from the assessed value. Even if you live in a condo, be sure to apply for your homeowner rate or you might get charged at a higher rate by default. For farmers, there is an agricultural use dedication program to lower the taxes even more. Additionally, other deductions may be available if you are disabled, or a veteran, so be sure to inquire at 808 270-7697.
Living on Maui – The Cottages at Kulamalu
Billing is bi-annual. Property taxes are billed twice a year and based upon the assessed value as of January 1. The tax year begins on July 1. You’ll receive a bill in the mail about a month before the due dates of February 20th and August 20th.
Tax Map Key is important. Every Maui County property has an identification number known as the TMK, or Tax Map Key. Use this number when asking questions about a specific property. If you’re not sure, ask your Realtor to help as they will know how to find it in the public records.
