Early last year I toured and blogged about the first completed homes at the Residences at Laulea at Mauna Lani resort. Now the project is completely built out, with only six homes remaining for sale.
Location, Location, Location
To summarize from my earlier blog post, the residences at Lauleʻa are located on your right as you drive to the Mauna Lani Beach Club to swim or have dinner at Napua restaurant. The entrance would be just across from the entrance to 49 Black Sand Beach. With only 17 homes, and the proximity to the Mauna Lani Resort beach and amenities, the decision was made to keep dues low at Lauleʻa by not having any private amenities.
Half of the remaining Lauleʻa homes have mountain views; half are facing the ocean across the Mauna Lani South golf course. Most are two-story, with one single story home available.
Resort Homes Legal for Short Term Vacation Rental
With the passage of the Hawaii County short term vacation rental legislation, it is much harder to find a home outside of the resorts that an owner can rent when not in residence. Lauleʻa homes are already proving popular with vacationers, so the developer has decided to sell three of these units fully furnished right down to the golf cart, with a lease to the Inspirato Vacation Club in place for just over three years.
For the other three homes that come without leases, furniture packages are available if you prefer an easy turnkey solution. The model home is the most affordable of the available options, a 3-bedroom home in the only three-plex building. Although it is technically offered unfurnished at $2,125,000 (MLS 632272), the furnishings are in place and could be negotiated.
Mauna Lani Homes For Sale Under $4 million
Besides the Residences at Lauleʻa, you might be wondering what else is available in a freestanding or paired home at Mauna Lani Resort for under $4 million. I recently wrote about the new homes at Nohea at Mauna Lani, and if you want some on-site amenities and do not mind a larger project, the last developer homes at Ka Milo would be an option. A home at Nohea will be right around $3,000,000, and at Ka Milo you are looking at only $1,365,000 for a 4-bedroom paired home (MLS 628062).
There is also a resale at Champion Ridge for under $4,000,000, a successful vacation rental as well (MLS 624594).
