Kauai Condominium Market Trends: April Year-to-Date 2024 Analysis

The Kauai condominium market is showing more signs of life despite the fact that the inventory remains low. We’re looking at the first 4 months of 2024 and comparing that to this same time last year and, with the exception of the North Shore, the number of sales are down however, island wide the prices are up. Let’s get to the number of sales.
On the island of Kauai there were 110 condos sold in 2023 compared to 94 this year a -14.55% decrease. South Shore saw and even larger decrease at -29.72% going from 37 sales last year to 26 this year. The North Shore went from 18 sales to 20 a 11.11% Increase. Lihue was down by -25% in sales from 36 last year to 27 this year.

Isolating the month of April and comparing last year to this year we see an uptick in the number of condominium sales, this year it was 26 compared to 22 last year. The days on market increase from 38 in April of 2023 to 60 this year and the sold to original list price went from 100.87% down to $95.66%. For the month of April it took a little longer to sell a condo, and Sellers came off their list price a little more but there were more sales.

For the first time this year the median price is up on every area of the island. The median price went from $677,500 in 2023 to $795,000 a 17.34% increase. The South Shore is up 12.79% from $860,000 last year to $970,000 in 2024, and with the uptick in the Kiahuna Plantation Leasehold sales, I’m giving the South Shore extra points on their median price increase. The North Shore went from $1,149,500 to $1,385,000, a 20.49% increase. Lihue had a 4.30% increase from $535,000 last year to $558,000 at the end of April in 2024.
