Aloha to you and yours. As promised, I wanted to update you on the real estate market at my favorite West Maui oceanfront complex. Kaanapali Alii has continued to perform well for owners and for visitors. As you may remember, we felt this complex was undervalued for its amazing location near Whaler’s Village in Kaanapali. We saw massive potential for owners with nightly rates for these fully furnished condominiums when compared to what one could get in a nearby Resort.
As expected, sales have been brisk. This is still one of the top properties that I suggest to Buyers and look forward to one day having our group of partners purchasing in here for ourselves. In the meantime, look at the sales history and review my videos of the property to familiarize yourself. Sales Over the Years
The chart below shows that we are due for a few sales to catch up with 2022. The rise in interest rates and property beach restoration project had an impact on early typical sales, etc.
Average Sales Price
This chart shows only one sale through May. June, we have 2 sold and 3 pending so this chart will look really different next time we look at it. The average sales price when we include the two sold this month is already higher than they were in the past two “unicorn” years.
Closed Sales
There was only one closed sale through May. Two more already closed in June and three are pending.

We may not have moved much this year, but they are moving fast!

While the year started out slow, we seem to be making up for lost time the past couple months at the Ali’i. We just had two close end of June with three pending. Two of the three sold at list price and the third brought in 93% of list price.
