June 2023 Update: East Kauai Real Estate Market Continues its Momentum

For this week’s market update, we are going to review the June 2023 real estate listing and sales activity for East Kauai which includes Lihue, Puhi, Wailua, Kapaa, and Anahola.

East Kauai New Condos for Sale

There are eight new condos that have hit the market for June of 2023 that are still available. Two of those condos are new construction in the luxury community of Hokuala in Lihue. There’s also a new condo for sale in Kailani which is in an oceanfront community in Kapaa. East Kauai Condo Listing and Sales Activity

For our June 2023 market snapshot of East Kauai Condos, what we’re seeing is for new active condo listings in the month of June 2023 have decreased by 19%, and sales have also decreased, but by 36%.

We’re seeing an average sold price per square foot of $897. The median sold price of condos is down by 8% with a $635,000 sales price. Lastly, we’re seeing days on market at 60 which is up 253%.

For our new active home listings on East Kauai in June 2023 that are still available, there are 4 homes currently available. Most of the homes for sale are in the Kapaa area. For our June 2023 market snapshot of East Kauai Homes, inventory has decreased by 72% over the last 12 months and sales have also decreased 32%.

For the average price per square foot, we’re seeing $654 per square foot. Now this is down 9% from the previous year. For our median sold price, we’re down about 6% at $849,000 for June of 2023. The days on market for East Kauai homes is 27 days which is down 46%.
