The buzz has been out for months that the oceanfront suites at the Hapuna Beach Resort are being converted to condominium residences. With the “debut release” of seventeen units, and the contractor on site beginning demolition, now is the time to put in a reservation on a Hapuna Beach Residence.

What are the Hapuna Beach Residences?
Last year the Mauna Kea Resort signed an agreement with Westin to renovate the Hapuna Prince Hotel, rebranding as the Westin Hapuna Beach Resort. That renovation is almost complete, featuring a new pool, new restaurants, and upgraded fitness and spa facilities. The guest rooms were also updated.
Meanwhile, construction is just beginning on what will ultimately be 62 beachfront condominium residences within the resort, the Hapuna Beach Residences at Mauna Kea Resort.
The wide walkways behind the current suites will be incorporated into the Hapuna Beach Residences as living space, as will the ocean side lanai.
The floorplans were envisioned by deReus, one of Hawaiʻiʻs leading architecture firms; top construction firm Metzler Contracting (well known to homeowners from Kohanaiki to Kukio) is on site to implement the transformation.
The first release of 17 units is now taking reservations, and over half are spoken for. Here is what is available:
- Size ranging from 669 sq.ft. studio to 3,403 sq.ft. 4 bedroom
- Prices from $1,495,000 to $7,995,000
- Ground floor units feature private plunge pools
- Furniture packages offered via Philpotts Interiors
- Private parking separate from the hotel
- Memberships in Mauna Kea Resort Amenity program provide access to the entire resortʻs amenities
Reservations Open on First Release of Hapuna Beach Residences
A deposit of $10,000 allows you to complete a 60-day “reservation agreement.” If you choose to enter into a purchase contract, the $10,000 is applied against your 3% earnest money deposit.
Why buy now? As construction is just beginning, a purchaser at this stage has some choice of finishes and design details. And, if the offering is successful, the developer will likely edge prices upward with each future release.
If you are physically here, you can preview the units and with a little imagination get a better sense of what you are buying. Even though demolition of the existing interiors is not complete, each new condominium will be either 1, 2, 3, or 4 “bays” (standard hotel room width), allowing for varying configurations of indoor/outdoor space.
Imagine a residence 4 “bays” wide with a plunge pool in this grassy area and the ocean just in front.
Although all units have expansive ocean views with beautiful sunsets, some units will orient more towards the south, with Hapuna Beach and the coastline prominent. Others will orient more toward the north, with a quieter perspective.
Looking down over “Turtle Point” where my favorite yoga class is held several days a week.
Some buyers will prefer a higher floor for the expansive view. Some will prefer the feeling of intimacy with the ocean waves from a lower floor.
