There has been a collective deep breath lately when it comes to talking about Hawaii real estate. Some talk and rumors have centered around a possible additional bubble bursting, price drops and lots of inventory that is getting stale. This has simply not occurred. As agents, we don’t deal with gut feelings; we look at the facts. As of now, the numbers continue to hold strong, and we are seeing very little statistical data changing in the market. There might be more inventory than there was over the summer and a few days longer on market but certainly nothing catastrophic. The interest rates are moving around a bit but not to the point its greatly affecting the market. We still continue to see annual property value increases and a lack of new construction keeping the inventory lower. The bottom line is: if you have been on the fence with regard to buying, now is the time to jump in. Interest rates are still historically low and renting is not usually a great financial vehicle for building wealth.
Ewa Beach Real Estate
This is certainly true when we are discussing Ewa Beach. The new construction from the major builders such as Ewa Gentry and Haseko have finished up and they have closed out the sales offices. The last remaining new construction townhouses from Haseko, Lei Pauku, have now officially sold out. The last model home just recorded at $738K for the fully furnished and decorated property. This now leaves only resales available, and there are not tons around the area. Ewa Beach is still a major location sought out for military VA buyers and many of the homes qualify for conventional and VA eligibility.

Live, Play, Work
The area is home to lots of new commercial construction, which has been very welcomed. This has helped fuel the desire to live in such a beautiful and well-designed community. The roads have been widened and the egress in and out of the area has been expanded. You are no longer stuck with one way in and one way out, but now we have multiple options and routes to help get you in and around the area. New malls, schools, and restaurants have helped create the live, work, and play concept out West. It certainly doesn’t hurt that there are multiple family friendly beaches within walking distance for most
What You Can Find in Ewa Beach
The available properties offer a wide range of budgets and options to cater to any buyer’s needs and wants. You can get a condo, for example, at Ewa Apartments that starts in the low $200K range all the way to an oceanfront compound for $1.850M. The average sale price for two-bedroom condos is in the mid $400K range as of today and the single-family homes in the high $600K price point. There are properties above and below the averages at any given point in time.
