Ewa Beach Real Estate Growth: Oahu Market Insights

There are few markets in the US where home values have consistently risen and, in some cases, doubled in value over time. Hawaii, specifically areas located on the Leeward Coast of Oahu, has achieved that goal.

Our Journey to Oahu

After many visits to the islands, my family and I decided it was time to make a move to Oahu. At that time, we lived in Colorado and had some entrepreneurial opportunities focused on Ewa Beach. The first trip out to Ewa was back in 2010. At that time, things were just starting to get more developed in the area. You could see the civil engineering happening with the roadways and infrastructure, and improvements were coming.

Some new homes were being built by Haseko in Ewa Beach, and a new mall was being built at Laulani Village. This would eventually be home to Safeway, Starbucks, The UPS Store, restaurants, and so much more. At that time, you could feel all that was about to happen but had not yet occurred. At that time, there was limited dining, entertainment, and shopping in Ewa Beach.

Fast forward, and now the area is home to some of the best restaurants, malls, entertainment, and homes on Oahu. Many brokers who have not been out west to Ewa in many years are speechless at all the progress and development. I understand the flip side of development and the impacts on the environment. Still, this growth has created jobs, increased home value, and, most importantly, eliminated the need to commute into town for goods and services, as it’s all right here in Ewa Beach.

Single-family homes in Hoakalei @ Ka Makana were sold by the developers back in 2010 for the low $500s. These were brand-new homes that were extremely well-built with all the bells and whistles. These same homes, when resold a few years later by the original owners, had now increased over $100K. Many of the original buyers, and still many today, are VA buyers who chose the area for its closer proximity to the military bases. Fast forward a few more years, and now the homes are trading in the $800s. As of today, the same houses that sold for the low $500s when first built are currently over a million.

There are few investments one can make that see this type of return on investment. I have heard from many military buyers and civilian clients who bought or wished they had bought back then who can not believe the increase in values over time. What a fantastic way to build wealth and stability for oneself and family as homeownership.

I have been proud to call Ewa Beach home for well over a decade. During this time, I have seen the developers move on to other projects and new brokerages open. I am blessed to be one of the influencers who helped open the Hawaii Life office in Ewa Beach many years ago. We were among the first brokerages to see the value in the area and communities.
