Kauai East Side Homes Under $600K Moving Fast

Have you been looking for a Kauai home for sale? If you have been looking, or are just starting your search, you may have noticed less of a choice when it comes to homes for sale. Less inventory usually results in higher home prices, and in certain parts of the island, this is happening.

This doesn’t mean that there aren’t any good deals, or you have missed the bottom of the market…yet…but it does mean that well priced homes are selling quick right now and sometimes these homes are receiving multiple offers.

What’s Available on Kauai’s East Side Under $600K?

Let’s look at the market on the east side of Kauai for instance. This would include Kapaa and the surrounding areas including the Wailua Homesteads, Wailua House Lots, and everything in between:

• Currently, as of April 18th 2013, there are only 7 active listings priced up to $400,000 in this region of the island.
• If your budget is a bit higher, you have an additional 15 homes on the market between $400,000 and $600,000
• Grand total of 22 homes on the market on the east side of Kauai priced up to $600,000.

Compared to the number of recent sold homes (45 in the last 6 months) and the number of homes currently in escrow (38), this is a very low number.

So, if you’re looking for a home to buy and you’re looking on Kauai’s east side (known as Kapaa), be patient, but if you find “the one” and it’s priced at fair market value, you may have to act quick.
