It has been about 18 months since the last time Concierge Auctions sold an oceanfront home in Hawi, North Kohala on the Big Island. That home was extremely large at almost 13,000 sq ft, perched on a cliff within the Puakea Bay Ranch gated community.
I blogged last year about the Hoea Makai oceanfront property currently set for auction, wide ocean views from the wrap-around lanai of the main home of a modest 2,681 sq ft interior space, plus a separate caretakers quarters. But with over 100 acres and multiple parcels, this Hawi auction could be a secluded residential compound with privacy afforded by 4,000 linear feet of ocean frontage… continue as a working ranch…and even become a farm or equestrian estate.

Overview of the Hawi Oceanfront Property for Sale at Auction
Letʻs start with location. As you turn off the “highway” before Hawi to drive down Hoea Road, you will pass smaller acreage properties, including several producing small farms and tree nurseries. This is an area known for its rich soil, and in contrast with the west-facing Kohala Coast, rainfall is often adequate to grow stuff with little or no additional irrigation.
Gravel road leads through upper portion of 105 acres to the oceanfront home. Zoning is agricultural.
Within the property gate, the road goes from paved to gravel, and a gentle slope takes you down to the oceanfront. Electricity to the home is provided by photovoltaic panels (solar) and both County and well water are available. If you want to expand the structures and productive uses of the land, it would also be suitable for wind energy, as the Hawi wind farm can be seen from the upper portion of the property.

The current structures on the property are:
- Main House: 2,618 sq ft interior, plus 1,236 sq ft of covered lanai. A 2 car garage and storage area below the house are on concrete slab.
- Caretaker’s Compound: 3,027 sq ft of yurts connected by decking
This caretaker compound is hidden from view from the main house with landscaping and fruit trees.
What is the Hawi, Big Island auction property worth?
Prospective bidders usually are represented in luxury auctions by a local real estate broker who can give them insight into how much they should pay for the property. My past analysis has shown that Concierge Auctions usually bring a big enough buyer pool to create a market capable of fairly valuing a property. On the other hand, sometimes listings sell for less than I expect, and sometimes a couple of prospective buyers fall in love and bid up the price. Since this is a unique offering, we do not have any directly comparable properties to look at. An oceanfront vacant land parcel of 125 acres sold two years ago for $3.3 million, so that is a fair starting point for the land alone, although this property has more improvements and arguably a superior location.
