Big Island Bed and Breakfast or Inn for Sale – West and North

In the first half of this update on licensed Bed and Breakfast or Inn properties for sale on the Big Island of Hawaiʻi, I focused on options available on the Hilo side, near Volcano Village, and South Point. Continuing our “around the island tour,” this post will cover Kailua-Kona, Puako on the Kohala Coast, and North Kohala.

Licensed Bed and Breakfast “B&B” Options near Kailua Kona

Two of the options in my 2017 post about B&B options have been in and out of escrow and are back on the market.  One of those is the Mango Sunset B&B located above Kailua Kona, which includes two income streams, a 7.9-acre organic coffee farm with processing facilities and a 5-bedroom bed-and-breakfast. Currently listed for a reduced price of $1,499,000 (MLS 625016), a new owner would want to freshen up the furnishings and linens for guests, but the numbers look healthy.

Not far away in Kaloko Mauka, about 10 minutes from Costco, is the Ohia Park Estate, another licensed B&B for sale. This property was purchased by an architect and a hospitality industry professional, and as bed-and-breakfast operations in Kona go, Ohia Park is over the top on the luxury scale. It features 6 bedrooms, two of which are in the ownerʻs portion of the house, and the other four are separate beautifully furnished 2-room suites. Three acres of manicured grounds, and an exercise room and a “pub” add to the ambiance. Offered for $2,997,000 (MLS 624393).

The Only Licensed Bed-and-Breakfast in Puako

Under the Big Islandʻs recently created short term vacation rental law, there will be no new rentals allowed in areas where the zoning is residential, and that includes most properties in the oceanfront community of Puako on the sunny Kohala Coast. Thatʻs why the only home in Puako that has a B&B license will be a unique property. While not used for short term rentals by the current owner, the layout has not changed and so a new owner could comfortably live in the home while having a couple of rental guests in the front rooms. The former Puako Bed and Breakfast is listed for $2,399,000 (MLS 625555).

With a bed-and-breakfast license, the guests must be hosted, meaning that the owner or operator lives on site. The 2018 short term vacation law applies to unhosted rentals and the zoning code already included provisions for obtaining a B&B license, although the process is not an easy one.

Kohala Club Hotel – back on the market

The North Kohala option for the real estate buyer who wants to provide accommodations for visitors to the Big Island and an income stream for themselves is one I have written about before. The Kohala Club Hotel is back on the market at a reduced price of $1,069,000 (MLS 626997) and offers the most flexibility of any of these choices.

This Kapaau property includes a one bedroom residence renovated by the current owner; the buildings that have historically been a gentlemanʻs club or hotel with a total of 8 bedrooms in various configurations, and land area of 5.68 acres allowing for expansion or extensive gardens. The current owner essentially does most of the work himself, but since this is not a “B&B” there is actually not a hosting requirement.
