It always amazes when buyers lose out on a property because of a poor presentation of their offer. You may wonder what presentation has to do with it, but believe me, it can make or break a seller’s decision to accept your offer.
Make Your Offer Stand Out
Let’s assume you are competing for a property. How do you make your offer stand out? What do you want to convey to the seller? Is your agent having discussions with the seller’s agent to discuss terms and timelines? Does the seller have a preference when it comes to escrow companies or closing dates? Are there any special terms that might be important to the Seller? Are there things you can delete in your contract to sweeten the deal? Perhaps cleaning? Pet treatment? Or, maybe it would behoove you to increase your initial earnest money deposit and additional deposits. Showing strength by way of cash deposits sends a message. A strong message.
Price and Terms Matter — So Does Communication
When you are competing for a property, price and terms matter. But, your genuine interest in the property and how you convey that interest matters, too. I’ve actually had good offers end up in my inbox without any advanced notification or discussion from a buyer’s agent. Really? Thankfully, this is rare. But, it does happen. I’ve also received sloppily written offers. What message do you think it conveys to the Seller when an agent doesn’t communicate or take the time to present a clean, well-written offer?
Be Transparent and Committed to The Purchase
Fortunately, most agents do a great job. Full-time, seasoned professionals ask the right questions. They know how to advise their clients to make their offer attractive. Some Buyers may think they need to keep their cards close to the vest, but in my experience, sellers are attracted to buyers who are transparent and committed to the purchase. That doesn’t mean you can’t negotiate a good price. It does mean that you need to come across as invested in the process and the property.
Bottom line — price and terms are key, but a strong, clear, and well-communicated presentation of your offer matters. In fact, it may be what ultimately secures the property for you!
