Kukui’ula Kauai Community Membership Fee to Increase January 1, 2025
Kukui’ula developers recently announced a membership initiation fee increase from $75,000 to $150,000 beginning January 1, 2025. However, all Kukui’ula homesite and residential buyers in escrow by December 31, 2024 will avoid the increase.
Membership grants access to exclusive Kukui’ula amenities including the Tom Weiskopf-designed 18-hole golf course, Hi’ilani Spa & Fitness, dining, swimming pools, racquet sports, a 10-acre organic farm and an up-country catch n’ release fishing lake.
The private community of Kukui’ula is located in one of Kauai’s Visitor Destination Area (VDA) and 7-day vacation renting is permitted in most neighborhoods, 30-day vacation renting in others.
The 1000-acre development is also located in the South Kauai Opportunity Zone which creates eligibility for Qualified Opportunity Funds (QOFs) to invest in Kukui’ula shovel-ready homesites.
There are 19 Kukui’ula homesites currently listed for sale ranging from $899,000 to $5.5 million. We represent the sellers on two premium homesites:
