Buying a Home on Kauai, Real Estate Home Sales July 2024 vs 2023

Higher interest rates and low inventory haven’t slowed down home sales here on Kauai. I had to double-check these numbers myself! It’s the beginning of August and we have the first 7 months of Kauai home Sales to compare to this same time last year.

Focusing just on the month of July we see during that month home sales doubled this year, with 37 homes sold compared to 16 in June 2023. The average days on the market dropped to 70, down from 105 last year, reflecting the increased activity. However, the sold-to-original-list price ratio was slightly lower, at 91.9% this year compared to 96.1% last year, indicating some price adjustments by sellers.
