For those of you who have read my previous blogs, you know I live in Maluhia Country Ranches and I love this subdivision and area of Maui. Check out my previous blog by clicking here.
The goal of this blog is to give you an update on what has happened over the past 19 months in this area and to let you know about five opportunities that exist right now, if you like me, would like to own in this wonderful corner of Maui.
BREAKING GOOD NEWS
Hawaiian Telcom has installed fiber optic cables in Maluhia Country Ranches and The Cliffs At Kahakuloa and is offering high speed internet service. Even though there were previously some other internet services, the good news is that this is a major upgrade compared to what was previously available. Whether you want to work from home, use streaming services or shop online, this new and improved service will only make life better. Thank you, Hawaiian Telcom.

Rising Tide Raises All Boats
As you can see, the rising prices that we experienced in 2022 island and state-wide, are also very evident in this area of Maui. For more information on these sold listings, click here.
ACTIVE LISTINGS
Even after all these sales, there are still opportunities to own in or near Maluhia Country Ranches. There are two homes listed in Maluhia, one lot listed in Maluhia, one lot listed in The Cliffs of Kahakuloa and one lot that is not part of either subdivision.
15 Lahaole Place — $3,180,000 – Listed by Keller Williams Realty Maui
If you are looking for a larger home, this 5-bedroom, 4.5-bath home with a 2-bedroom, 1-bath attached ohana might be just the ticket. It is located on the lower portion of Lahaole, one lot up from the gate and has incredible unobstructed views.

65 Hulumanu Place — $1,850,000 – Listed by Maui Property LLC
If you would rather have a smaller home, this 3 bedroom, 2 bath 1750 sq ft home maybe just right for you. This property is located near the top of the subdivision, adding to the feeling of being away from it all. This lot borders to the rear the West Maui Mountain Forest Reserve.
This property has been CPRed. If you are not familiar with what a CPR is, please checkout my blog that discusses CPRs by clicking here.
The condominium on this lot is called Wailola’i. Wailola’i Unit 1 has the main house located on it and Unit 2 is currently vacant with the rights to the ohana. The new owner has the option keep the CPR or undo the CPR. Keeping the CPR in place, leaves the option open to sell off unit one or unit two. The downside is each unit is required to pay Maluhia HOA fees and Kahakuloa Acres Private Water Company maintenance fees. Removing the CPR eliminates the second set of fees, while it also makes it more difficult to sell off a portion of the lot. Regardless if you keep the CPR or not, there is a great location to construct an ohana. The main house has beautiful views of the West Maui Mountains, and the ohana could have very nice ocean views.

27 Hulumanu Place — $790,000 – Listed by Compass
If neither of these houses are a perfect fit for you or you would rather build your own house, there are currently three vacant lots listed in this area of Maui. One is located in Maluhia Country Ranches, lot 35. Lot 35 is 3.57 acres and is located near the Hulumanu gate.
This is a full lot, not CPRed, so you have the ability to build the main house (minimum of 1750 sq ft per Maluhia CC&Rs), ohana (between 500 sq ft, CC&Rs, and 1000 sq ft, county code) and an agricultural building (aka barn). Maluhia Country Ranches requires that the main house be constructed first.

0 Hakuhee Way – $600,000 – Listed by Hawaii Life
If a full lot is more than you want to tackle, The Cliffs at Kahakuloa Lot 8A, may be the right fit. The Cliffs at Kahakuloa is the subdivision immediately to the northwest of Maluhia Country Ranches. It is serviced by the same private water company.
The Cliffs Lot 8 was CPRed and Unit A is 2.2 acres with the rights to the main house. This lot has arguably the best views in The Cliffs.

0 Kahekili Highway – $830,000 – Co-Listed by Coldwell Banker Island Properties and Hawaii Life
This lot is located adjacent to both Maluhia Country Ranches and The Cliffs at Kahakuloa. It is not, however, in either one of these developments. That means, no CC&Rs and no Homeowner’s Association Dues. It is serviced by the same private water company as Maluhia and The Cliffs, so you have a reliable water source and have to pay the Kahakuloa Acres Private Water Company fees.
This 7.38-acre lot has a little bit of everything. The views are breathtaking, there is a flat building area, a gulch on one side and a sloped area that make any goat very happy.
Since this lot is not part of Maluhia Country Ranches, you would be allowed to build the ohana before you build the main house. There are no minimum sizes on homes, only the county regulation that the ohana can not be larger than 1000 sq ft.

SUMMARY
