Aloha LeAnn & Anna, I’m thinking of selling my house, but I have several projects that need to be finished first. Should I complete these prior to putting my house up for sale or should I assume a Buyer would want to do these projects themselves?
Aloha Linda, The quickest answer to your question truly depends on what work needs to be done.
You might first ask yourself, how likely are you to complete these projects within a reasonable period of time in relation to your moving timeline? We sympathize that there is so much that needs to be done in preparing for a move–we’d love to try and take some of that stress away, if we can! We can help you prioritize your project list and determine what is likely going to provide you the best return on your investment.
In fact, we love it when our Sellers reach out to us prior to having everything “perfect” in their homes for this primary reason; oftentimes we can save our Sellers valuable time and money in these decisions because we have an inside knowledge of what Buyers are looking for.
Many Sellers do not realize that most Realtors are able to help them arrange for services in preparation for selling and moving, like decluttering, home organization and staging, window-cleaning, housekeeping, carpet/floor cleaning, painting, gardening, handyman services, movers, and more. They can also help create a focus list and timeline to ensure everything gets done.
The goal is to perform the projects that have the potential to reward you with a bigger profit margin than you might have realized had you not done the work prior to selling. At the very least, we aim to entice more Buyers through your front door with your home refreshed in a way that we know will get Buyers hearts beating a little faster and put butterflies in their stomachs. Because butterflies and beating hearts in Buyers is a very good thing!
