Wai’ula’ula at Mauna Kea Update – Phase 2 Brings New Changes

Wai’ula’ula is in a flurry of construction. Unlike many builders who cautiously build their models and wait for pre-sale deposits to continue, D.R. Horton has gone forward full force and is building the entire preplanned remaining villas and single-family homes all at once. Bold move? Likely not. The interest and activity level has been very supportive in what clearly is a recovering market, with renewed interest on nearly all levels, with the resort upper end following trend.

What Has Changed?

As the hesitation regarding the finishes with a different builder at the helm grew (“value engineering” being the fear), I am happy to report that several of the initial upgrades have recently become inclusions. Additionally, there are changes since the first phase, which are new due to the trend in keeping up with the times and demands for a more “green home.”

The Phase I homes had an option of paint grade trim for crown moulding, doors, and base boards or the mahogany trim. The option is still available, though the wood trim in Phase II is solid wood rather than a paint grade manufactured wood composite product in the Phase I homes. The Phase I homes had only the choice of carpet or stone floors; the new homes have the option of any floor covering you choose, though if it is more expensive the buyers will pay the upgraded choice.

Standard features in Phase II include the following:

  • Whole house plumbing for photovoltaic energy
  • Solar hot water heaters
  • USB electrical outlets throughout interior
  • Electric car outlets in garages
  • Second outdoor shower in duplex homes Jr. master suites
  • Infinity salt water pools
  • Multiple cabinet & granite choices
  • Outdoor kitchens
  • Prewired surround system throughout

 
Upgrade features:

  • Central vacuum system
  • Extended lanais
  • Water softener system
  • Mahogany trim & door package

In following up on an update my business partner, Beth Robinson, wrote in June, the sales of the previously pending Ridge condos did in fact all close over the $1M mark:

  • Unit #K101, $1.10M (MLS# 265943)
  • Unit #M101, $1.2M (MLS# 265416)
  • Unit #A102, $1.250M (MLS# 268269)
  • Unit #B102, $1.275M (MLS# 274637)

New Construction or Re-Sale?

My opinion has been swayed to the developer new construction with the bells and whistles now included! (Of course it always depends on the location, maintenance, and upgrades as well as views!) As with all new construction, the first homes/buyers will prove to be the better value purchases as prices are scheduled to raise by the first of the year.

No matter which you choose, new construction or re-sale, the Wai’ula’ula homes are top notch in my book. May I show you your new home?

Great update, Pam. With all the bells and whistles a buyer is creeping close to $2 million for these new villas, but at the rate they are building (and selling), pretty soon buyers will lose the ability to choose options. A good reason for serious shoppers to come before high season starts this winter!
