Windward Passage – Pet Friendly Luxury Condos in Kailua

Two 2 bed/2 bath units with about 950 square feet sold for $570,000 and $575,000. Two 3 bed/2 bath units with about 1,250 square feet sold for $590,000-$599,000. Reasonable maintenance fees range from the mid $400s to the mid $600s per month, depending on the size of the unit.

Currently, a 3 bed/2 bath, 1,279 square foot unit (MLS# 201336515) is on the market for a much more expensive $750,000. Why the $150,000 price difference? This corner end unit, #1001, has wide ocean and mountain views from its elevated perch.

That may seem like a steep asking price, but with the new D.R. Horton Ka Malanai community just around the corner coming on market soon, many buyers will be looking for 3 bedroom units, and Horton’s are projected to be priced in the high $800,000s. Windward Passage has many more amenities than Ka Malanai will, but the 3 bedroom Ka Malanai units will be larger, at about 1,500 square feet inside.
