With a budget of $800,000 and under, finding a perfect resort lifestyle on the Big Island can be a challenge. Enjoying a relaxing resort lifestyle with a community amenity center is one of the many reasons to buy a condo on the Big Island. Whether you choose a townhome, single-family home, or condo, you’ll have beautiful weather year-round and breathtaking sunsets.

Private Beach Access

One reason to choose the Mauna Lani Resort community is access to the private beach club (a white sandy cove with calm water) and golf discounts. When you purchase a home within the Mauna Lani Resort, you can join the Mauna Lani Advantage Club for only $20 a year. With that advantage card, you get private access to the Mauna Lani Beach Club, access to members-only lunches at Napua, and discounts on the Francis Brown South and North Golf Course. If you have never been to Mauna Lani Beach, it’s a must-see and open to the public after 5 pm.

Four Big Island Communities Under $800K

1. Fairways

Surrounded by the Francis Brown golf course, the Fairways community has four main floor plans. Each unit has a garage, and the Homeowners Association (HOA) dues include cable, internet, and pest control inside and outside of each condo.

One of the best features of the community is they allow pets. There is no restriction on pet size or the number of pets. Another rare part of this complex is the allowance of solar panels. Many condo complexes have shared roofs, so it’s hard to find a community that will allow solar panels. Because electricity prices are so high on the Islands and solar panels lower the cost substantially, the feature makes the Fairways very attractive.

2. Golf Villas

Serenely located, the Golf Villas are on the outside skirts of the Mauna Lani community situated around the South Golf Course. The community is gated and is a low-density community with only 88 condos. There are five-floor plans, and each unit has a garage, a community amenity center, and views of Mauna Kea or Black Sand Beach Community.

My favorite floor plan is the master’s floor plan. It features a 3-bedroom, 3-bathroom, two-story townhouse with vaulted ceilings, a dining area, large areas for storage, a laundry area, a garage, and large bedrooms. This floor plan is famous for a second Hawaii home, zoned for Short Term Vacation Rentals, and great for the resort lifestyle as a resident.

3. Palm Villas

With tropical grounds, Palm Villas has a luxury relaxing feel with large plumeria trees and lushly landscaped community grounds. It’s also one of the smallest condo complexes in Mauna Lani, with only 44 units. Palm Villas is also an adjunct to the Mauna Lani Spa and Fitness Center with a tennis club, lap pool, and large fitness center.

With the Historic Kalahuipua’a Park and ponds next to the complex, you can start your day with a walk along the coastline and head to the Beach Club for an early swim. Resort lifestyle at its best!

4. Kulalani (Currently in litigation)

On almost two acres and two pools, Kulalani has one of the finest amenity centers on the Island. Each townhome offers two and three bedrooms. These luxury condos start with a living space of 1,800 to nearly 3,000 sqft. Each unit has one car attached garage and two lanais to enjoy the outdoor lifestyle.

Kulalani is within walking distance of The Shops at Mauna Lani and the ocean, and the fishponds at Mauna Lani Auberge Resort. Even though this community is in ongoing litigation, it’s still a beautiful community and provides you with everything you need for your resort Hawaii lifestyle.
