One of only two homes for sale in the Buster Brown Hill area (MLS# 252756) has awesome views
The Big Island’s Waimea home sales in April were up in average sales price, but down in total number of sales. In April, only six homes sold compared to seven sales in March, but the average sales price was up to $480,333 from March’s $332,314.
Here are all the April home sales for Waimea:
The increase in price is due mainly to three dry side Waimea sales that ranged from $580,000 to $765,000. With the two sales on Hokuula and homes in escrow, the number of homes for sale in the Buster Brown Hill section of Waimea is down to just two homes. Both of these homes are now priced below $800,000. This is a price range that many homes were priced above last year, but could not attract buyers at that price.
Dry side was the winner of the month in number of sales as wet side Waimea only had two homes find new buyers in April. This number should shift back to green side soon, however, as wet side has 20 homes in escrow at this time, but dry side only has 13 homes going through the sales process.
Many of these homes in escrow have high days on the market – a couple had been on market for 800 some days. This is a healthy sign for the Waimea market to move towards sales on the homes that previously could not find any buyers. In looking at homes on the market now, while these are still several that have been there for some time, many now are at 3 months or less on market.
