We sent this information to a client recently and thought it was indicative of what seems to be happening in, at least, the resort market. The Waikoloa Beach Villas in the Waikoloa Resort has had three sales so far in 2012 of 2-bedroom condos. See the summary below. Note the average sale price (line 2) of $359,000.
Below is the summary of 2-bedroom condos sold in 2011:
The average sale price of the same size condos in 2011 was $319,250. There are currently no condos for sale in the Beach Villas and the last unit that came on the market received multiple offers in 24 hours.
It may be premature to call this a trend, but it sure is interesting to note. This upward movement in prices would have been impossible a year ago with the distressed inventory on the market.

Aloha, Dan & Marion… very interesting, indeed! Did you see @Beth’s latest post about Hali’i Kai? Similar trend… My favorite saying right now to those buyers still looking for a ‘screaming deal’: “First, we build a time machine…”

Agreed, it’s a real change from a year ago. Think the bottom has already happened, at least in some complexes.
