I have written many times that Waikiʻi Ranch is the only true equestrian-friendly gated community on the Big Island, and yet not every individual property there is already set up for horse ownership. I am always happy to see a home for sale that is already horse-friendly. A newly listed Waikii Ranch property has fenced pastures on most of its 20 acres and a barn — in addition to a main house and separate guest quarters.
Appealing Renovations Took Good Bones and Fabulous Location to the Next Level
The basics: the three structures include a 4,684 sf main house with 4 bedrooms/4.5 baths; a 2 bedroom/1 bath guest house; and a 2,400 sf barn with only two horse stalls but water and power and lots of room for equipment storage and ag use. I was eager to see what the current owners, a family in full time residence, had done with the home. When last listed, the 1990 vintage home, updated in 2009, was again ready for a refresh. I loved what I saw, both inside and out.
The great room always had great appeal, perfectly oriented to capture light from the west and south along with views — on a clear day you can see Maui! The kitchen has had the floors refinished and the appliances and light fixtures updated.
Bathrooms also got a needed update.
The floorplan of the house (as can be seen in the aerial above) orients the rooms around an interior courtyard. Smart choice for privacy, but also to provide a wind-protected outdoor space for gardening and relaxing. The owners clearly enjoy using the courtyard.
My only quibble as a horse owner is that I would love to see turnout paddocks off the two horse stalls in the barn — but that is an easily added upgrade.
Equestrian Lifestyle at Waikiʻi Ranch
I should point out that with an easy drive to upcountry Waimea (Kamuela), Waikiʻi Ranch is close to feed and tack stores and large animal veterinary services. If you or your children want to take lessons or compete in equestrian or rodeo events, instructors and events are close at hand — and that is in addition to miles of riding trails, an arena, and a polo field right at Waikiʻi Ranch. Each property at Waikiʻi has directed access to the equestrian easement from the rear of the property, and the sides of the roads are also available for riding.
And if you just want a home with guest house on big acreage and want to let someone else take care of the pastures, you can have a neighbor graze their sheep or cattle or ponies!
