I went to the first Sunday open house on 3/10 and saw a steady stream of potential buyers taking a look while l was there. The listing agent says all offers will be presented Thursday, 3/14.

Waialae Gardens Past 24 Month Overview
As you will know from reading my previous blog, Waialae Gardens has now been producing a new 3 bedroom condo listing every other month since last October. The 3 bedroom condos comprise only 17% of the total inventory and in past years were rarely available for sale.
An overview of the past 24 months shows that the 2 bedroom condos have consistently sold at an average price of $458K, whereas the 3 bedroom condos have risen from the low $500K range to these new prices in the high $500K range. Looks like the prices are enticing some owners to sell.

So, with a total of only one active fee simple listing currently available for sale in the Waialae Nui Valley condo cluster development that also includes Tropic Gardens 1 and Tropicana Village-Makai, totaling 442 condos, looks like a great time to sell!
