Milolii Beach Lots, in my opinion, are perhaps the most affordable lots still available south of Kona on the Big Island of Hawaii. The Milolii Subdivision has been noted as the “up & coming” oceanside community located on the makai side (ocean) of the Mamalahoa highway. These lots have great potential for buyers. Why, because some of the lots are very affordable and priced to sell.
The four-mile drive going down to the subdivision was an adventure for me. The road is called Milolii Road and is a winding, rugged county road. There is a small recreational park which provides access to the ocean and has a boat ramp, restrooms, picnic tables and areas to camp. If you like boating, kayaking, canoeing, fishing and/or scuba, this will satisfy all of your outdoor water needs. I personally prefer staying on dry land, but I do know, a few of my friends would call this “heaven”. This area is also perfect for whale watching during the months of December through April when the humpbacks migrate pass the Hawaiian Islands. These lots have an active HOA and are zoned agriculture. I currently have a lot for sale in the Milolii Beach Lot area. The lot size is 7520 square feet and is located on the corner of Aoao and Elua Ave. Asking price is $25,000 and is priced to sell. The lot is fairly level with ocean and sunset views, perfect for the first time investor or first time buyer. Water would be provided by a catchment system, (which is not on the lot) and the seller has paid the SSPP.
What is SSPP? SSPP is Special Subdivision Project Provision. This is a cost shared between HELCO (Hawaiian Electric Light Company) and landowners to bring electricity to some of the rural subdivisions on the island. Milolii History & Geography
According to my research, Milolii is known as one of the oldest fishing villages in Hawaii. Established as a settlement dating back to the early Polynesians, this community has been fishing for generations. So, if you like fishing, this property is near a historic fishing village. There’s no guarantee that you’ll catch a fish, but the chances that you will, are on your side.
The topography is basically rocky and rugged from the lava flows from Mauna Loa. There have been eight lava flows, four of which have actually reached the ocean in 1859, 1919, 1926, and 1950. Don’t worry, we aren’t expecting lava any time soon — that would be on the other side of the island — even though the lot is in lava zone 2.

However, on April 18, 1926, the fishing village of Hoʻopūloa, next to Milolii, was buried by lava. A few families relocated to Miloli`i and others moved further up the slope. Over the years, residents of Milolii have continued to develop and occupy the land. My research further showed that their right to occupy the area was never questioned and legal tenancy was never confirmed. This would have been a nightmare for today’s real estate agent. It’s fascinating to discover that residents never received title to the land until Governor George Ariyoshi signed into law Act 62 which allowed residents of Milolii to occupy three residential phases. Shortly thereafter, my client purchased her lot in 1989.

The Milolii Beach Lot community has many assets to consider. With the recreational beach park and access to a myriad of outdoor water sports available, along with the alluring blue Honomalino Bay, expansive views and relatively gentle climate of the area; Milolii is a definite consideration for potential buyers. Wow, love reading the history of the Milolii area. I remember when Ariyoshi was Governor and he did lots of good stuff like this :). Milolii is definitely a sweet spot on the island. Thanks for this great blog!

I think you may want to consider your labeling the Hau’oli Kamana’o Church and it’s history as “Trivia.” Perhaps you didn’t intend it, but your presentation comes across as highly disrespectful. Just a bit of feedback perhaps you haven’t considered.
