What do most Sellers want? They want to sell their homes. What do most Sellers fear? They fear selling their home too cheap, paying their Realtor too much, or worse, that their house won’t sell at all. If you are a Seller, you probably have at least one of these fears — perhaps all three! It’s normal. Expected. Over the years, I’ve worked with countless Sellers. And, I know these fears are real, but I also know that they can be overcome. How? With proper education. Education about the market, the process, and the value of a full-time, professional Realtor.
Common Seller Fears
In my experience, most Sellers are comfortable paying a commission once they understand the value a good Realtor brings to the table. I’ve also learned that most fears are alleviated once Sellers begin to understand the selling process. When a potential Seller discovers that there is a team to help with house prep, staging, photography, marketing, and most importantly, negotiating, fears are allayed. Sellers want to know that their home will sell and close in a timely and smooth fashion, and once they are confident that they are in good hands, most of their fear goes away. Of course, there is always some anxiety when it comes to selling. But, understanding the process and having professional help relieves a lot of the stress of selling a home.
Case in point — I sold three homes recently. Each of my clients had their own unique circumstances around selling. All expressed concerns about the process. All three posed a lot of questions. Questions about the market. Questions about pricing, costs, house prep, showings, escrow, and closing. Every client felt some anxiety over the prospect of selling their home. In each case, there was a strong emotional attachment to the property. Though no transaction is without some hiccups, all Sellers were pleased with the service, the process, and the outcome! Very pleased.
