Single Family Homes – Kohala Coast Resort Picks Under $4 Million: Part 2 Mauna Kea
We often think of Mauna Kea Resort a more exclusive address for real estate than Mauna Lani Resort or Waikoloa Beach Resort, but at the moment the average price for a single family residence for sale at Mauna Kea Resort is under $4 million. Even with the $13.9 million Bluffs at Mauna Kea home (MLS# 261150), the average is lower than at Mauna Lani Resort.

The point being that while one can spend much more at either Kohala Coast Resort, the $3-4 million target price point is a reasonable one for the buyer in search of a single family resort home (not including homes within Hualalai Resort and Kukio to the south).
Above or Below the Highway Matters at Mauna Kea Resort
The best explanation I can give for the distribution of single family home prices at Mauna Kea Resort is the success of the Wai’ula’ula project in the Uplands. With brand new homes available pre-construction at less than $2.4 million, older homes in Mauna Kea Fairways North are being priced below $3 million to compete for buyers who prefer to be below the highway.

The only newer home listing below the highway is at Kauna’oa, a project I like very much despite a long drive from the entrance on the Hapuna Prince/Uplands side back under the highway to the near-oceanfront location. A newly constructed i.e. “spec” home came on the market a couple of days ago at $4,250,000 asking price (MLS# 275800). Unfortunately the MLS listing doesn’t have photos of the property yet, but perhaps by the time you click the link it will. Or if you are really interested, I’ll run by and grab some photos.
My Pick: Mauna Kea Fairways South Modern
Scattered throughout the Hawaii Life blog posts, you will find a number of articles by agents on the Big Island, Oahu, and Maui focused specifically on Mid-Century modern style homes as interpreted by architects in Hawai’i. Most of the posts feature homes by Vladimir Ossipoff, but he was not the only significant 20th Century architect in Hawai’i. If you happen to be a fan of modern architecture, there is a home for sale at Mauna Kea Fairways South you should consider.
This home at Mauna Kea Fairways South by architect George Hogan asking $3.2 million (MLS# 263716)
George Hogan was one of the key Mid-Century modern architects in Hawai’i and this Mauna Kea Fairways South home has signature elements such as its indoor-outdoor living design, Asian-influenced detail, and ceiling and roof treatments.
The listing doesn’t mention the home’s architectural significance, and in fact when I showed the home earlier this year to some design-conscious clients, the listing agent was surprised they recognized the architect’s name.
Since that showing, the price has been reduced to only $3.2 million. A buyer would likely want to do some updating, but this Mauna Kea Fairways South home is my under $4 million pick due to its below the highway (through the Mauna Kea entrance) location, ocean and coastline views, gracious landscaping, and serious architectural chops.
