Puako Real Estate Market Update – Winter 2020

Puako on the Big Island of Hawaii is one of the few places where you can buy a single family home on the Kohala Coast and not be restricted by an HOA or CCRs*. That means you have the freedom to design your home if you can find a vacant lot, or you choose to modify an existing home to meet your specific lifestyle. County approval is required — but you don’t have to go through a design review committee, or an architectural review board, or get your paint colors chosen by your neighbors. (*HOA is a Home Owners’ Association — CCRs are Covenants, Codes, and Restrictions)

With only one row of homes on the Makai (ocean side) and one row on the Mauka (mountain side) — Puako is as special and unique as the Big Island itself.

The reef is active this time of year with humpback whales, and fortunately all year round, we have colorful sunsets and turtles are just about everywhere. We even get an occasional rainbow.

Makai Listings

Let’s take a look at what is for sale on the Makai and Mauka sides of the street. in Puako. Makai, or oceanfront, listings come at a premium as the views of the ocean and Puako Bay are fantastic.

There are 10 listings on the ocean. Some are vacant land and some have existing homes. The highest priced residential listing on the market is this fabulous estate listed by Carrie Nicholson, MLS 626730. The lowest priced oceanfront residential listing is listed by Steve Hurwitz, MLS 623620.

Both are fantastic options that showcase the diverse oceanfront properties this sweet oceanfront community has to offer. I would be happy to arrange a tour of either of these estates or any of the options in between.

Mauka Listings

Mauka (mountain side)  land and homes provide a break from the higher priced oceanfront listings while still giving you everything Puako has to offer — right at your fingertips — including The Puako General Store.

The Puako General Store has snacks and prepared foods – like Pizza and Sandwiches. It also has dive and fishing gear. It is the hub of the community.

There are 6 listings of bare land — ranging in price from the smallest vacant lot available at 829K to the largest at over 1.6 acres for 1.375M. So if you are looking to build — these could be great options for you. The last vacant lot sold for $950K so the lot at $829K is well below market rates.

If you don’t want to build and want to get into Puako, these two options should be considered:

You can get a home for as low as 995K on a lot just over 7,000 sf, or you can get a cottage on a lot over 15,000 sqft for 1,275,000. I am especially fond of this one since my wife and I designed it, had it built and lived there for 10 years!
