If you have been reading my blog posts for a while, you might remember in 2015 I listed four vacant lots in a newly created subdivision just above Kapanaia Bay in Kapaʻau — they were part of a seven-year relationship with a bankruptcy trustee in Texas selling multiple properties here in North Kohala. I listed and sold two lot resales in the subdivision, and we finally closed escrow on the 93-acre oceanfront parcel that was acquired by Hawaiʻi County as an open space preservation purchase.
This weekend I went to an open house for the first sale of a home built on one of these six lots. Not my listing — but if you are looking for a well-designed home on acreage with ocean and mountain views plus walking access to miles of shoreline, this home is it.
Home on almost 9 Acres – Near Oceanfront, Shoreline Access Location in Rural North Kohala
There were only six lots ranging from 6-12 acres in this subdivision, tucked in below another five-lot small acreage subdivision on the ocean side in the Halawa – Kapanaia area just east of the town of Kapaʻau. I honestly think these are some of the most beautiful views Kohala has to offer. The ocean view is north-facing on the very north tip of the Big Island, so while you do not “see the ball drop” as the sun sets into the ocean, you have stunning colors at sunrise as well as sunset. For me, at least as special are the views of Pololu Valley and the mountains of North Kohala.
The new listing has tropical landscaping on irrigation right around the home, but the lower acreage is fenced into to sections. The fully fenced upper section closest to the house would be great for a buyer with dogs. The lower section has been used for grazing — rotational grazing of horses, cattle, sheep or maybe a miniature donkey would keep the pasture healthy. A path along the side allows you to walk down to the lower edge of the subdivision, from which you would have access to Kapanaia Bay, and the shoreline pedestrian access trails across the county preservation parcels and beyond.
Upscale Rural Lifestyle – Photovoltaic Electric, County Water
Homes built in the subdivision so far are modest in size, upscale in design and features, intended to be sensitive to the rural lifestyle and stunning setting. This listing is a compact 1,554 square feet, two beds/2.5 baths, plus 458 sq ft of covered lanai for outdoor living, and a full 1,200 sq ft of garage with a “flex room” the current owners use as their home gym. The interior finishes and appliances were carefully chosen. I loved touches such as the well-sized laundry room, outdoor shower, and open floor plan giving views from every window.
As of this writing, there are six homes on small acreage (1-10 acres) for sale in the Hawi and Kapaʻau zip codes of North Kohala at prices ranging from $1,125,000 to $1,799,000. Some are close to the ocean; some at a higher, cooler elevation. There are also a couple of listings on larger acreage.
