Move-In Day
The first set of excited buyers moved into their brand new homes at Kohina at Ho’opili this month. Located near the second transit station in front of the UH West Oahu campus, Kohina is West Oahu’s very first transit-oriented development, otherwise referred to as TOD. Cultivating a community that revolves around the future rail system is not only a new concept to Hawaii but especially a new idea to West Oahu. As West Oahu continues to develop, future plans for the area reinforce the notion that West Oahu, specifically Kapolei and Ewa Beach will definitely become a thriving, self-sustaining commercial, resort, and urban mecca. In the near future, Kohina will be at the main entrance to Ho’opili. Larger Market townhomes over 1500 sf, 3 bedrooms/3.5 baths start from the high $500s, and FLEX townhomes over 1700 sf, 3 bedroom/3.5 bath with FLEX space start in the low-mid $600s. Many units even come with 1-2 car garages. These are just a few examples. With a variety of building layouts and over 40 floor plans, Kohina covers a wide range of buyer needs and budgets.
As a TOD, Kohina is designed to cater to the buyer that wishes to have all modern conveniences right at their doorstep. Aside from being close to the rail and future businesses to open as the neighborhood develops other amenities include a toddler play lot and a dog park. Residents are also closely located to other parks, playgrounds, and recreation centers that are in the plans for the master-planned community of Ho’opili.
Nearby Amenities
You don’t have to travel very far from Ho’opili to find practically everything you need. Ka Makana Ali’i mall is just a short 5 minutes down the road with a number of shops and restaurants. 24 Hour Fitness is right across the mall parking lot adjacent to PetSmart and a Foodland Farms soon to debut right next to that. The Kroc Center is a very short 1 minute drive out of Ho’opili and features a fitness center, pool, water park, gymnasium, banquet rooms, classes and more. Almost nearing its completion across the street from The Kroc is brand new East Kapolei Middle School, which does not include the future public school campuses to arise within Ho’opili over the next years of development. UH West Oahu is right across the street. Shopping at WalMart, Target, Costco, Ross, Marshalls, TJ Maxx, Safeway, Foodland, and many more are a short 5-10 minute drive away. Multiple movie theaters and parks are nearby and a Wet-N-Wild waterpark for entertainment.
You can get to beautiful beaches in as little as 15 minutes. Multiple golf courses and country clubs are located in a short radius around Ho’opili. Accommodations from the smaller Hampton Inn and Embassy Suites are both a brief 5-7 minutes away, to the larger grand resorts such as Marriott, Aulani by Disney, and the Four Seasons are just a bit further located 15 minutes away. Campbell Industrial park, home to multiple commercial businesses and warehouses is a 15-minute drive. I could continue, but I’m sure you catch my drift. These are just the tip of the iceberg of what’s to come to West O’ahu.
Buying in a Developing Community
It’s hard to believe with all the amenities already available that West Oahu is considered a “developing” community. Historically, when areas are in their developing stage, it’s the best time to buy. It’s when communities become established that they reach peak value. Since Ho’opili sales began just over 2 years ago, the trend in pricing has gone up. Both the market and development have been contributing factors to this. As Ho’opili grows, it’s surroundings grow, and the rail system begins, it is likely that values in a more established community it will become will also grow. Therefore, compounded with historically low interest rates, purchasing a property in Ho’opili at this early phase of growth may be a great idea.
