The number of single-family home sales on the Big Island jumped by 22% in August, compared to last year, and the median price rose 13% according to statistics provided by Hawaii Information Service. That was based on sales of 237 homes, which was a substantial increase from 195 homes sold in August of last year.
Sales of condominiums declined 6% to 75 units, from 80 units sold in August 2018. However, year-to-date sales and prices of condos on the Big Island were 3% higher for the period from January through August of this year while the median price increased by 1.4%.
Meanwhile, within Mauna Kea Resort, there have been 25 sales through the first 8 months of this year, compared to a total of 28 closed transactions in all of 2018. We will continue to watch this trend as the year progresses to see if the sales of 2019 will surpass that of 2018, as well as the 33 sales that were recorded in 2017.
As we transition into the Fall, there has been a slight increase in inventory with 6 new listings recently coming available including two Villas at Mauna Kea, two single-family homes located in the Fairways and two condominiums located in the Uplands, all of which are detailed in the “New On The Market” section below.

There was one closed transaction within Mauna Kea Resort in the month of August.
Mauna Kea Realty represented the buyer of Wai’ula’ula Duplex Villa #312 which sold for $1.875 million after 134 days on the market. HAWAII NAMED ‘HAPPIEST STATE IN AMERICA FOR SECOND YEAR IN A ROW
Hawaii is the happiest state in the country according to a new report by finance website Wallethub.com. For the report, researchers compared each of the 50 states based on several key criteria, including physical well-being, work satisfaction, community, and environment. Of the judged criteria, Hawaii adults had the lowest share of depression, the longest life expectancy, and the highest social well-being score. The state was among the top five states for income growth, low divorce rates, underemployment, and median credit score. This is Hawaii’s second consecutive time grabbing the No. 1 spot, and its fifth time in at least the top 10 on the list.
